Mazatlan is one of the most important cities in the state of Sinaloa due to its population, tourist life, industry, and urban infrastructure.Tourism in Mazatlan is growing. According to data from Sectur (The Secretary of Tourism), average occupancy of 5-star hotels increased roughly 20% since 2005 to an average of 69% per hotel in 2007. In addition, the inflow of tourists by air has shown positive growth: 438,000 passengers arrived in the Mazatlan airport in 2007, whereas in 2006 there were 395,000, and in 2005, 389,000 - a rise of roughly 12% from 2005 to 2007. 
            
The second home or vacation housing market in Mazatlan has grown significantly over the last four years. For example, from 2005 to 2008, sales of condominiums valued over $100,000 went from 340,000 to 480,000 units, an increment of 40% in 4 years.

Currently, there are 26 active real estate projects in Mazatlan offering new condos over $100,000. These projects are distributed in 4 main areas of the city: 

            1.-Sabalo Cerritos.Sabalo Cerritos is a new area of Mazatlan, triggered only 5 years ago; it is on the north coast of the city and has a wide and beautiful beach where most of the condo projects are located. In May 2009, the Riu Emerald Bay Hotel will open its doors and offer over 700 rooms, which will contribute to the consolidation of this area.

            2.-Marina. This area, known as “The New Mazatlan,” has new shopping centers under construction, the Mazatlan Convention Center, and a new golf course. Many developments here offer private piers for the residents to dock their yachts and boats.

            3.-Zona Dorada (Gold Zone). This is the most important resort area in the city, where the famous hotels of the El Cid chain and its golf course are located. Here, one can find most stores, restaurants, and bars in Mazatlan, making it a favorite spot among tourists.

            4.-Malecon Centro (Downtown Seafront). This is the oldest part of Mazatlan, where the city center and the famous seafront are located. Its picturesque city center and lovely vistas make it one of the most attractive parts of the city. Even though there are few real estate projects in the area targeting second-home and vacation housing, they have great acceptance due to their lovely views and outstanding location.

            Mazatlan is one of the most desirable locations to buy a second home in Mexico. There are low prices, lovely beaches, great weather, tranquility, security, entertainment, and advanced medical services.

Despite the global financial crisis, Mazatlan is enjoying an astonishing rebirth. The city has been featured in stories in the LA Times, The Chicago Tribune, and The San Francisco Chronicle following recent accolades from the likes of none other than CNN Money and International Living. Quite impressively, Mazatlan was even listed as destination #24 in the New York Times article “53 Places to Go in 2008.” The world seems to have discovered what resident Mazatlecos and frequent visitors have known all along, and now the city is rated as one of Mexico’s -if not the world’s- best up-and-coming retirement destinations. 


            Unlike Cabo San Lucas, Mazatlan doesn’t endeavor to be the latest fashionable haunt for the trendiest of the Hollywood set, their followers and wannabes, and it does not have the glitzy nightlife of Cancun. Many find Mazatlan to be charming and attractive since it has never been a place for airs and pretensions. Six-thousand Americans and Canadians have already established legal residency and call the “Pearl of the Pacific” home full-time, not to mention the thousands of snowbirds who winter there. 
 
            Rather than focus on Mazatlan’s many natural attributes -pleasant semi-tropical climate, the city’s relaxed rhythm of life, its gastronomic and cultural activities, and recreational possibilities- why not state the obvious? Anywhere you can buy a waterfront condominium for $350,000 works for a lot of people. 
            A number of condominium developments were announced to the press in 2008, the most noteworthy a collection of ambitious, large-scale projects vying for the attention of those seeking either an exceptional beachfront vacation home, or investment-grade property. Not surprisingly, two of these imposing projects are from well-known local developers, Pronova and Costa Bonita Resorts.
            In April 2008, three months ahead of schedule, Pronova, Conexpo’s (The Mexican Chamber of the Construction Industry) 2008 Mazatlan Developer of the Year, unveiled the company’s largest and most sophisticated condominium project, Las Gavias Grand Resort Residences. The sweeping project was designed by a world-class architect with other notable clients including Four Seasons and Ritz Carlton, and boasts 230 condominiums in three, impressive integrated towers. Pronova is also wrapping up construction of a sixth project, Las Gavias Golden Shores (83 condominiums), with deliveries initiated in February 2009. 
            Costa Bonita Resorts, Mazatlan’s other pioneering condominium developer, started construction on a second phase of Quintas del Mar (102 condominiums) in 2008. The construction will compliment the original phase of Quintas (92 condominiums), a project the company acquired and renovated on Cerritos Beach from 2003-2006.   The company is also going forward its Marina Costa Bonita project (136 condominiums), which is tucked in its own harbor cove in extensive Marina Mazatlan.
            Three other large-scale projects were also announced in 2008 – one a debut offering by local businessman Gabriel Garcia, the second by the Middle East development conglomerate W Abu Dhabi United Group, and the third by veteran Mexican developer Felipe Tome Sr. Garcia’s Escondido Towers (208 condominiums), a bold three-tower project designed by local favorite-son architect Fernando Molins, was presented to the public in May 2008. The W Abu Dhabi United Group, the investment arm of the Abu Dhabi royal family from the second most populous city in the United Arab Emirates (UAE) has now broken ground on Hydra Waves (172 condominiums) just north of the Golden Zone, and Tome’s Peninsula Nuevo Mazatlan (392 condominiums) is located on a site on the northern reaches of Cerritos Beach.
            Michael Lee, President of Three Islands Real Estate, has conducted a study of the Mazatlan marketplace. According to Mr. Lee, since the year 2000, there have been nearly 3,800 residential condominiums either completed and delivered, under construction, or proposed to city planning, with over 1,300 all ready delivered. For comparison purposes, the overall number of condominiums represented is less than 20% of that of nearby Puerto/Nuevo Vallarta. With substantial pre-sale numbers regularly posted by the major developers, the new inventory of properties in Mazatlan is currently being purchased at a steady and sustainable rate.

Mazatlan, known as the Pearl of the Pacific, is a commercial, fishing and tourist port. For visitors, Mazatlan offers long beaches of fine sand, the second tallest lighthouse (135 meters) in the world on the Cerro del Creston and one of the most festive carnivals in Mexico. Mazatlan is actually a Nahuatl word which means place of the deer. This city was first established in 1531, but  homes for sale in Mazatlan Mexico didn’t start popping up until the mid 1800´s when a large group of German immigrants arrived. These were the people that laid the foundation of the now important commercial seaport that Mazatlan is.  After this important event in the history of Mazatlan, other important developments happened to this city. For the second consecutive year, International Living has rated Mexico as “The number one country in the world for retirement” using a “Global Retirement Index.” The key criteria utilized to rank a destination’s attractiveness for retirement include: the availability of affordable housing, a warm sunny climate, a reasonable cost of living with low taxes, economical health care with quality hospitals, and recreational and cultural activities that enhance the overall quality of life. Employing the index, it rated land-locked Merida on the Yucatan peninsula as the World’s best retirement destination; stating that one could “live like royalty for $ 2,135 per month”.

Mazatlan is at the northern tip of the Mexican Riviera, in the state of Sinaloa. At one time, while many other areas in Mexico grew and prospered, Mazatlan had only a limited number of developments and branded hotels. The city has awakened from a period of a standstill or neutral tourism growth. Downtown has seen a renaissance of some sort with the restoration of its colonial buildings and historic sites. A sense of a golf destination is emerging once again, giving the golfer more courses to choose from in this seaside village area.
